Independence Woods

Our elderly Mother has happily lived at Independence Woods community for over twenty years. She recently needed help selling her place because she had to go into an assistant living place due to her failing health. Debbie was very helpful in easing my Mother's stress and assisted her with finding a buyer for her home quickly . Mike went over to her house on his time off and helped our mom with some things that I was unable to do because I was out of town on business. Our family is very grateful for the manager's kind hearts. This was a very hard transition for our Mom and we want to express our gratitude!

I absolutely love living here at Independence Woods and the manager's Mike and Debbie are incredible! They have done an amazing job at running this park over the past year! Thank you for all your hard work and thank you for hanging in there, I know it has not been easy! Your are truly appreciated!

The new management (Mike and Debbie) have been cleaning up this park and evicted some trouble makers that were making it less than safe to live here. When I moved here in August 2014 there was a young couple in the management office and hoodlums were pretty much running this part of the park which made it hard for the normal people living here. However, this young couple would not confront these undesirables and would just say to call the cops when I would complain.



When Mike and Debbie came they confronted the people who were making the park unsafe and saw to it that they were evicted. Now my street is quiet and safe for my 11 year old to walk down. So it's definitely a nice place to live now and an affordable way to live in Clarkston if you are looking to be able to buy your own home and have access to Clarkston schools. I can say that this new management team has zero tolerance for illegal and unsafe activity in the park and that is the way it should be.

I have lived here for just over 1 yr, seen the old managers go and new ones come.

Boy o boy i could write a book in this place!:/ instead ill just note my pros and cons..

Pros- mark and debbi did a good job at getting the troubled disruptive vandalizing kids out if park.

-everyone pretty much keeps up on there yards and outside of there homes.

-clarkston schools

-commons area lawn look good cut pine trees up.

- great job at plowing snow.

CONS-

-**they have been told MANY times about some street lights burned out, all they say is "we have 34 lights burned out". Its a safety issue and they still wont replace them.*thats one of the reasons why we liked this park when my family first moved here!! Really guys,, leaving the lights out where the kids get on the bus....? Stop trying to save a buck at others expence!! THATS OUR KIDS!!!!!

-pink sign all over your home when your 2-3 days late with rent.

***for the most part it is a nice quiet place to live***

Great park, peaceful with a country setting, yet close to I-75 and shopping. We have lived in this park for 12 years and are impressed with the Manager husband/wife team dedication to service and hard work!

I wish more managers would clean up places like this and keep it safe!! Thanks Debbie/Mike I know my family is safe because you guys care��������

Community is clean and well maintained and my family loves it here. Management is great! Beware of con artists who manipulate the system and who open fake accounts such as Seth Z. This person is putting up untrue mixed reviews all over the internet. They obviously have an agenda!

I currently live here, it would be a nice place to live if not for management. If at all possible make this your last option. Current park management is subpar to say the least. The lease to own would be a great deal if park management didn't think they have a right to barge in on you whenever the mood hits them. You litterly have no privacy with them running the place.

Lived here for 11 years it's been a great place to raise a family, things got tough when there where teenagers hanging in the middle of the park but the new managers got rid of them quick

We've been here about 3 months and it's really nice. The neighborhoods are clean and Mike and Debbie are always willing to help if you have questions or issues. We're renting right now but thinking of buying a home here because it's so well cared for

You been doing a great job getting rid of the punk kids and there loser parents that do nothing but vandalism, drug dealing, smoke pot in the wooded areas act like thugs.

DON'T LISTEN TO THE NEGATIVE IDIOTS.

When you are doing a lease on a manufactured you need to get a inspection.

Look at all paper before signing it.

You are responsible for water bill.

If you or your kids are a loser and or drug user go live somewhere else.

Mike and Debbie have worked very hard over the past seven months in removing the teenagers and families who have been vandalizing and terrorizing this community for years! Great job! The community has not been this peaceful and safe for years! Don't believe everything you read!

The park managers, Mike and Debbie are the most rude and unprofessional people I have ever seen. Mike uses foul language and does not have any people skills. I believe that Mike is very unstable. Due to bad reviews they deleted the parks Facebook page and started a new one, with fake good reviews. When you pay your water bill to the park they do not forward your money, instead they hold it and than you get late notices from the water company. Also you have til the fifth of every month to pay lot rent but if you pay on the second, third fourth or fifth day they put neon pink huge notices on the front of your trailer to let all the neighbors know that you are late. I mean how unprofessional. They removed the garbage cans from the mail center area than complain because people leave their junk mail at the mail boxes. Mike drives around in the company vehicle harassing all the children and using vulgar language towards them. If you chose to lease to own, they will make sure you never own it. The lease agreement states that during the first year they can terminate your residency at any time for any reason. And they will. Lot rent goes up just about every other year with no rhyme or reason. There is no club house, pool or other amenities. I truly regret moving into this park. This husband and wife team have wrecked havoc since they became the managers just over a year ago. And everything the poster below me has said is true, everyone lives in fear of upsetting the management and being evicted. Please do not move into this park.

The management at independence woods is the worst they mysteriously send your court papers to other residence address and when you don't show up for court they wait until your not home and take your things out of your home while your gone my son was catching the bus from there and mgmt called the district so he

Couldn't get on the bus and assaulted my 16 year old son it's like jail in there everyone lives in fear of upsetting management and being evicted on a technicality they are dictators and something needs to be done about them DON'T MOVE IN HERE

Do not move her.. Managment are terrible and charge you for every little thing.. The husband of the office lady is a complete douche to be a midget.. He's racist and lazy.. Do not move here

I moved in here less then a year ago in that time I have had to replace my furnace and hot water heater and now that I have done thousands in repair I find out I'm being evicted because of a clause in the lease that states either party can terminate the lease with in the first year. I don't owe any money my lot is kept up I work 2 jobs in order to stay here and have my children to be able to attend the clarkston schools only to be made homeless by a clause in the lease. The only way to describe the management is as bullies. They have run off several families in the last few months some of whom have been here for 15 + years more homes go up for sale weekly because of the bullying of management I would caution anyone thinking of moving into this community under this management they will put you in a home let you spend thousands in repair only to make you homeless for no apparent reason the actions of this management are reprehensible they are bullies no other way to describe them use extreme caution when dealing with this park very shady
