I live in their apartment for 4 years. I have to say that the reason for them to have a cheap rent is due to they are a group of cheap people working in the office. They will try to increase your rent through any ways of the penalty fees. Especially, they have a policy during the winter. They are not allowing the residence to open their window during the how winter, In East Lansing, winter could last for 5 months, which means you will never get any fresh air in your apartment for nearly half a year. Last time I was charged a window open penalty fee (100$) for I accidentally did not close the window completely (be honest there is only no larger than half inch open window) The office said this will rune the heat system because of the cold air. OH MY GOD, only half inch open window could rune their heat system. Maybe even I should not use AC in the summer to avoid your f****** heat system. Beside this, if you r a "nice residence", they will come to your room without any notice.

**Office staff is incompetent and incapable of doing their jobs properly, they lie to you to make it easier on themselves all the time.

-I complained about a broken washer on the third week of living here. After almost 6 months have gone by and they have still not fixed it. When I asked why the haven't fixed it they always say that they were never told it was broken (i filed a report with them multiple times and so have my friends in the building) or they say that they just fixed it the day before I complained (how convenient), which was another lie. The same 2 people are there everyday the man i filed a report with was the same man that told my roommate nobody has complained about it (about a week went by between the 2 complaints).

-When we toured the apartments the lady told us we could use our own furniture if we wanted and they would store their furniture for us. When we came in to sign the lease they said that was not true and they have never done that.



**They come into your apartment without permission which I'm pretty sure is illegal.

-They came in to our apartment without our permission to "show" it to interested tenants for next year. They aren't allowed to do this, there is a sign up sheet for if you want your apartment to be a show apartment and they will give you $300. We did not sign up and we did not receive any money from them after they showed it.

-They came in to check the furniture one time

-They came in to bring something into our apartment without asking us or us being there



**The lease has extremely stupid rules and always results in a fine

-$100 fine for a beer pong table

-$100 fine for a hookah

-$100 fine if you open your window in the winter ( I was charged for having my window open 6" because the bedroom get very hot while the living room is cold)

-$100 fine per day there is an animal in your apartment even if it is just visiting for the day

-$100 fine if you serve alcohol by bulk container (kegs prohibited)

-$100 fine if you receive a noise violation
