L&F has managed our rental property for the last 5 years. The first two years went OK and then the property manager we were assigned retired and the VP of the region took over. We thought we would get exceptional service but were seriously dissapointed. Unnecessary and expensive repairs were done (i.e. repairing of a kitchen sink and then replacing it six months later to the tune of $500), they did not respond to the tenants when they made emergency calls (i.e. toilet flooded over Thanksgiving but the property manager had his cell phone off, so didn't respond until 3 days later!), and they had poor record keeping services, charging us multiple times for the same expenses. We were overseas and could not change property managers at the time, but as soon as we returned, we cancelled the contract. We have done much better managing the property ourselves and would recommend using another company if you really need a property manager.
