Priority Appraisals

I found the owner to be pompous, arrogant, and unprofessional. When I received my appraisal report, I noticed that my 30’x67’ garage, which is on a full concrete floor, is vinyl sided, asphalt roof, and has a second floor, appraised at $25K. I spoke to three home builders and they all informed me that it would costs well over $140K to build a comparable garage. When I called Martin to discuss how he arrived at the appraisal amount for the garage, he told me it was a mathematical approach that was complex and included regression analysis. There was no comparison used for my garage, only a calculation; however, in another section of the report, he had a value of $50K assigned to the garage. I told him that all I wanted to see was a comparison to another garage of comparable size, and he did not deliver, and refused. His appraisal also came in four days later than promised. As a customer, who paid for the appraisal service, I felt that he should have tried to find some support for his appraisal amount, and not try to use appraisal jargon and mathematical terms to impress me. I plan on having the home and garage appraised again within the next year, and if the garage appraises for a comparable amount, I will post an update.
