I have lived here for 20 years and the last few years this place is the worst! Maintenance and office people are all a joke! My home is sinking they said it’s my problem but building Department said it was the on was the park! It’s a joke to treat to get them to do anything! The people in the office are just so rude! I will never refer this trashy place to anyone! Buyers beware!!

Plymouth Hills is poorly managed and maintained.

bagged trash being thrown out the door of homes and sitting there for weeks on end
residents parking on their lawns
clutter/trash under carports and outside homes
cheap molded plastic toys laying about
torn window and door screens flapping in the wind
junk vehicles in driveways being used for storage/ expired plates
Cups,cans, bottles, fast food wrappers and related items strewn about
People who could care less about the maintenance of their property
basketball hoops in the streets
and on and on and on
Don't believe their claims of being a well maintained community, they are not a Professional Property Management company and don't have a clue as to how to maintain a basic standard of living.
Rules and Regulations mean nothing so do not expect it
Place is turning into a real "Trailer Trash" community

I have lived here 25 years and am finding the last 3 years have been thee worst. The office manager is a pain in the butt. The AJR group is out for themself and the almighty dollar. The park has nothing to offer but a playground with a gym set. WOW that leaves a lot for the people that pay the rent. Ammenities for us is work on your home and raised rent some more when does it stop?

This is one of the nicest and cleanest communities I have ever been through! It is very obvious that the management and owners expect a quality neighborhood for their residents. Like any neighborhood, their are a few bad apples that have to be dealt with but that should never be held against the community as a whole. My mother lives here and absolutely loves it! I would recommend this neighborhood as a great affordable alternative for those who want to live in Plymouth, MI

The negative reviews are vindictive & totally untrue. Just take a drive through this park & look at the beautiful homes & landscapes. When someone says "they won't work with you" it means they don't pay their rent on time. Roads are great & this park won't even tolerate broken blades seen from the outside on blinds let alone missing or torn screens. This is a quiet place with mostly seniors that take pride in the appearance of their home. No junk cars or trash in driveways or missing skirting. Again, bad reviews are probably from people that got violations for not keeping up their houses. Great & safe place to live

Rating should be in the negative!!! I've lived here 10 yrs the past 3 have gotten worse by the day. New management took over and money went to there heads. Joe was a great guy. He talked to you face to face politely like a BUSINESS MAN should. He'd work out a compromise some how. Greatly missed. Total waste of money on these roads. What a joke. They should be EMBARRASSED!!! Just shows you...get what you pay for. They use the rules when they choose and on who? No point on rambling. Not enough space. Much better things to do.

Horrible place to live. They are very petty and intentionally cause problems for the residents. They charge too much for lot rent and do nothing for the residents in return. The playground slides are referred to by teens as the "pee slides" for obvious reasons. The equipment is also very rundown. They charge you if you shovel snow back into the road after you have already shoveled off your sidewalk and driveway. I would not recommend this place to my worst enemy.

buyer BEWARE!!! They will lie to you, tell you that the homes come with a one month warranty which covers the major things like the furnace and hotwater tank - NOT true, it only applies to "company homes" whatever that means. When you ask what makes it a company home you get vague answers or are told flat out "hon I don't have time to explain this to you...if you want to look at the home then come look at it" They will also tell you that you don't do home inspections with mobile homes. Ray then pointed out the new furnace and hotwater tank. By the way both have been condemned due to not mobile home rated and the park will not honor anything because it's not a company home. They also will not take responsiblity for the repairs they did, which were wrong and not up to code. Ray I believe has since been fired for being drunk on the job - again. How the owners allow this is beyond me. I guess they think there is no other option or other parks to select.
