I lived in a property run by EPM for 1.5 years and it was miserable. They are only there for your money. They don't do repairs around the apartment my place was in such a bad state I took out renters insurance just in case it feel in on itself. They didn't charge me the full security deposit right away and when they caught their mistake I got a letter in the mail saying that I had 5 days to pay or I would be evicted! If I had been on vacation when the letter came I would have gotten back to a lost apartment!!! Than when I moved out I left the place in AMAZING condition, I had everything cleaned far better than the condition I recieved it in. And they charged me $90 to clean the appliances, $70 to replace two window blinds that were apparently 'too dirty to clean so they replaced them'. and $100 for touch up painting which is illegal because it's normal wear and tear!
Watch out it's cheap living that comes with a price!! DO NOT RENT FROM THEM!!!

Horrible place and I can't wait to leave! We've had issues since day one and we've been here for 6 yrs! Horrible with the maintenance and fixing things. My newest complaint is going on now. I've been calling emergency maintenance done Nov 26, 2016 til now Dec 21,2016. I've had to call them every other day to reset my water heater! It's 4 degrees outside and I have to beg them to fix a damn hot water tank? They get $600 a month from us and they can't replace a water heater? I have to basically beg maintenance to come out after I've gotten off work to please come reset the water heater to take a shower. Then cross my fingers that it's on the following day. This is horrible. Don't rent here! I'm currently looking for another place to stay.

Don't do it! Please take head to the other reviews. We are not disgruntled tenants who are just trying to slander a good company. I have had issue after issue with this company. They never fix anything. They only do bad patch jobs. The repairmen use your personal trash cans, tub, and sink to get rid of plaster. The first issue I had was with peeling paint when I first moved in. I was surprised considering the pamphlet they gave me about lead poisoning. So I reported it and they sent someone out to scrap off the peeling paint and put a fresh coat over it. The paint that was scraped off was put into my kitchen trash can and I had to sweep and mop my hardwood floors from the rest they left. The second issue was the cracks forming from the ceiling to the baseboards. I reported it they sent someone out to put plaster over the cracks and some fresh paint the job was horribly done and I took pictures of the before and after looks. Within 2 weeks new cracks appeared over the patches they did. Next was the rodents, I tried to take care of this myself using some decon and glue traps. These mice ate the decon like candy but I was able to catch 3 of them with the glue traps. I reported this issue and they sent someone out with more glue traps. What's going on now is my leaking roof they refuse to fix and the callopsed steps in front of the building that's been that way for 3 weeks. They are saying they need a permit to fix. This is the 2nd time we've had a set of steps callopse with someone on them. However nobody was injured. Finally the loudest rudest college students living in the building broke their lease and moved out. The building has 3 families and they did not belong at all between the fighting and loud parties the police stayed on our peaceful street because of them. So why am I still here, not for long I plan to pay out of pocket to have a building inspector come through gather all my photos and videos of all reported issues break my lease and move as well. One other family in this building are going to tuff it out till their lease is over. The area is awesome, however this was the cheapest place I could find for the location now I will just have to pay about $150 more for rent just to have something nice. So don't do it unless your fine dealing with issues like this on the regular basis.

I had the same problem with Eichelberger Property Management as many others! Left the apartment in AMAZING condition, and they took over $300 out of my deposit ... $60 of which was for carpet cleaning after I had it professionally cleaned by a reputable carpet cleaning firm the DAY BEFORE I turned in the keys!! They KNOW it's not worth taking to small claims court, so you just LOSE what they deduct ... seen 100's of these complaints online. DO NOT RENT FROM THEM! You are warned.

Do not work or do business with this company! They don't pay you or hold your pay for weeks at a time if you get paid at all, I have talked to few people that worked for them. They buy houses very cheap that need ALOT of work and want you to make it like new with no budget. They usually never get permits for electrical,plumbing, or hvac, very unprofessional! I would give them a -5 if I could.
