Highland House Villas

We haven't had any problems, honestly. Been here about 3 years. Every time I call maintenance, they've responded same-day and the problem has been fixed. There are a ton of kids in the neighborhood but the two boys I know of who were causing a lot of problems have moved away. The other kids are noisy on occasion but I haven't seen them doing anything questionable.

The parking situation is horrible. It's very difficult to back out of my driveway due to the cars along the street. I'm not sure why people don't use their own driveways instead of the street, but it is what it is, and it happens everywhere.

I just moved out of Highland House Villas after being there for 5 years, so I thought I would read a review. I just read some of the other complaints, and although I can't speak to their specific situation, I find them unfounded.

In the 5 years I was there, maintenance was always quick, efficient, and friendly. Although they don't technically have a playground, there is a huge common area between the houses in the middle of the Villas where children play all the time.

The only real issue that I ever had was some noisy biker neighbors that would rev their motorcycle engines up in the middle of the night and wake my children. This problem lasted for a few weeks and eventually went away. Whether that's due to the complaint that I filed or it was just coincidence, I have no idea.

Anyway, like I said, it's not anything like some of the other reviews give it. Check them out at least and tour the apartment... make your own judgement.

I lived here for over four years with no problem until management wanted to raise rent and have everyone sign new leases. I had been month to month for three years and refused to change that. As soon as I told her I would not be resigning and wished to keep my same situation, there was a letter on my door every week about something, literally. I am a single professional and had maybe spoken to management a couple of times for maintenance during my stay until this time and had no issues with them. Always paid on time with no exception. I find it interesting how they could find so much to complain and give me "violation warnings" about for no reason. I finally got tired of it and moved out so she could raise the rent on someone else and get what they wanted all along. I would strongly advise against these places because it is privately run and management can do whatever they want.

This place is way overpriced. Its old and run down. We got a renovated unit which was renovated with the cheapest everything money can buy. Paint job was terrible . carpet was flat and matted down within 3 months.new doors were not hung properly and started sticking and squeaking as time went on.bathroom vanity door fell off the hinges and a ceiling fan just fell off the ceiling one day because instead of being up to code and using a box with a metal bar secured to the rafters they screwed a junction box with a drywall screw to one rafter. 850 a month is a joke for this place.

Don`t rent here, The management is snotty, short, and rude. When you come in to si gn the lease they are as nice as pie. They tell you a bunch of lies. But once you sign that lease, it all changes. I had a list of complaints when I first saw the condo. What I wanted fixed before I moved in. They said they would be addressed. I signed and on move in day found that none of them were taken care of. When I called the office, they said " they were ordered and would be there shortly... I will give you a call when we can come up there and take care of that...." I have lived here for over 3 years and they have never addressed the concerns I had when I moved in. They have a "deal with it" attitude. It got so bad that I had an appliance go out. An Appliance you can`t really live without. They would not replace it. I complained to a bunch of diffrent people and nothing got done. I ended up having to replace the appliance myself... out of my pocket. I also have to leave it here when I move. The place is SOOO outdated! They were built in 1985. They don`t want to replace anything!! The bathrooms are so nasty they just gob caulk all over everything then it starts to mildew and mold. I can`t get it clean. I have a neighbor that says she has a hole next to her toilet where you can see the basement. I had a pipe bust in one of my bathrooms, they told me not to use that sink put a pan under it and they would get to it. A couple days later I just fixed it myself. I don`t know if I did it right but it stopped leaking, I called again to see if they could come see if it was ok... I still have not heard from them and I When they do hire people to do work it is, Horrible. We just got new roofs. The people they hired could not speak one stitch of english. When you went outside... they were all hooting and acting like dogs to me, a women. I could not understand what they were saying. But I am sure it was not something a lady should hear. I felt VERY uncomfortable when they were working. We also received letters saying that they nor the company was liable for anything that they might break. They knocked off the outside Light- that crashed on my glass table. Glass everywhere... they didnt even clean it up! The parking, one side of the street you can`t park on ( firelane) so everybody parks on the other side blocking everybodies cars in. Don`t leave anything outside that you don`t mind getting broke or stolen by the rude disrespectful kids, complaining to their parents will do no good, they are just the same. I have watched drug deals in the streets, teens being arrested... cop chases, Not stuff I want my children to see- Don`t rent here if you do not plan on fixing everyhting yourselves. The office is there for paying your rent only! Oh! And it is under new managment . After a year you are on a month to month. Not anymore. Every year you have to sign a new lease... if not they will raise your rent. If it was not for the basement and the garage I would have never rented here... But now I wish I never laid eyes on this place. Horrible. All the good desent people are LEAVING and TRASH is moving in... lock your car doors!

I have lived here for a couple years and I think it is fine. No place is perfect, there is some strange people that live here but then again strange people live EVERY where. The area is perfect, the schools are great.The office staff is nice, although they do smoke in the office sometimes and I hate dropping off my rent check when they are.They also cut the grass for you which is great! I would recommend this place to other people.

This establishment caters to bullies and is NOT FAVORABLE for nice families to live. Extremely bad parking situations with the upper hand going to people who want to cry baby and bully their way to their desired outcome. Out in the open mediating tactics with favorable outcomes for the "aggressors" in confrontaional situations. What's good for one tenant isn't good for the other. Unbalanced upholding of lease agreement checklist for ALL tenants. Lack of privacy...concerning what should be office staff only information about lease terms and other personal matters. I would advise against moving here if you have a family and like harmony in your environment..Because you won't get it here!!!



We are not disgruntled tenants..just disappointed ones who want to make sure that when looking for a place to call home that you have all information at your disposal in making that decision.



Pros: Lots of living space..be prepared to use it..unfavorable outside living.



Cons: Parking, neighbors, staff, getting cable installed.
