Overall

Our son just moved here from Florida and the transition could not have gone any better. Within 5 minutes of the move they replaced the door knob and snaked the bath tub and replaced the access card. Mariel in the front office was wonderful. So far we could not be happier. We looked at over a dozen other complexes and this was the only one that worked with us on all our issues. KUDOS!

Horrible!!!

I just moved out of Preston Hills last weekend after being there for a year. Firstly, when we first moved in the lady who leased me my apartment had absolutely no idea what she was doing. She gave me incorrect information about paying rent, trash, and water bills together. I ended up with huge late fees for "unpaid" water bills even though the leasing agent told me it was all included in the rent. The management team changed constantly. If I had questions about anything I could never get straight answers and each person in the office would have a different answer than the other. If you have noisy neighbors you might as well get used to it because you can hear everything! Some nights it felt as if our ceiling was going to fall through from all of the banging and loud noises from children above us. The most outrageous thing that happened was when I moved out. I did not want to get stuck with any fees or charges so I paid for the $300 cleaning service option the apartment provides upon move out. I have a 3 yr old and there were a couple stains in the living room from him getting sick, etc. so I hired Stanley Steemer to come and clean the living area. I called and even stopped by the office multiple times to make sure they let me know when the move out inspection was going to be so I could be present. The last day of my lease was this past Saturday. Today (Monday) I called again to see when the move out inspection would be. They told me it had already been done and that I would be getting charged to replace the carpet in the entire apartment. There was a patch of carpet in the living room which had been there since I moved in. They said that I pulled up carpet in one of the closets and patched the carpet in the living room. This was absolutely untrue! However, since I hadn't noted the patch of carpet on my move in inspection, I had no way to prove it. Horrible management. Horrible apartment complex. Stay far far away!!

Beware very loud !!!

I currently reside at Preston hills I am a good tenant I pay my rent on time and I am curtious to my neighbors. Beware if you decide to move to Preston Hills , if you choose make sure you move all the way to the top floor because this place is not sound proofed. So if you are on any kind of schedule like sleep you better hope the people above you are as well. It sounds like bowling ball being thrown and crashing through your ceiling loud is an understatement. The office staff is very very RUDE ! They are zero help for you and act annoyed if you have a problem. They will tell you well if you have a noise disturbance call the peace officer .... Okay well I don't think this peace officer person exists because I have never ever received a return call from him . Or maybe he's asleep at 3 am he must live in the top apartment. I then have to call Gwinnett police at 3 am when I have to work a 10 hour day starting at 7 am its a lot of fun. It is utterly miserable and everyone here complains about the noise nothing is done. The fixtures are very dated fake gold puke but yet they hike up rent ever year. Beware as they will not tell you bit on top of your rent you will also be charged a mandatory $30 a month for valet trash pick up. These apartments are loud loud loud and the office staff are very rude and useless , maintnence guys here are trust worthy and will help with anything you ask they are great i wish they ran the office actually. Pleas just make a educated desicion before moving to Preston Hills

The apartments are over taken ...

The apartments are over taken with mold. It's inside the HVAC systems being blown out through the ducts into the apartments(see pictures below of what was blowing directly into my children's room over their beds. What started our journey through **** was my son being sick for over a month claiming he could not breathe in his room.I was feeling lethargic myself(needing cases of 5hr energy drinks to get threough the days) and we all had strange rashes, headaches,and from my ears through my chest was inflammed. I went through the apartment dusting,cleaning, and removing things from his room and when I went to put it in the storage closet...the right side of the wall around the HVAC system was covered in Black and green mold my face instantly broke out and eyes burned. I immediately contacted the office they came out the next day and cleaned the mold away with a bleach solution and said they would be back to paint in a few weeks when the wall dried(they put a fan in the closet). So after the stirred up the spores up ..we felt even worst and eyes turned red, we went to stay with my mother while we figure out what to do. In the meantime I tested the apartment with a home kits(see pics below of what was coming throughout all the vents in the apartment.) Because of this I had the air professionally tested and was told that the amount of mold spores in the air was hazardous to our health.I decided that we must move immediately. The specialist also said our belongings were also contaminated. So, we had to trash all of our beds,furniture, everything and start over. It ws a nightmare. I wrote a letter to the office and did not hear back from management except for 3 weeks later to tell me that my next months rent was late. They paint and cover up this problem! We are still sick and since then my children's breathing levels were so low they have been put on 4 respiratory and asthma medications and steroids. I can't even afford to go to the doctor to address my health problems which include,memory loss( I had to change all my passwords and write them down because I could not remember them, at work I have to ask questions about things I had been doing for over a year and take notes),unexplained rashes(boils on neck),inflammation.... it has really messed us up!! And the apartment complex then sent me a bill for moving out without sufficient notice. Do your research because infants have been known to die from this type of mold exposure while some of us suffer numerous life-altering symptoms! BEWARE!!!!!!!!!!!!!THe apartment complex accepts no responsiblilty and will ignore your needs. No offer to move us to another apartment or anything!!! The management is not helpful....

The management is not helpful. They seem nice and friendly when you go on a tour and get ready to sign a lease. READ EVERY WORD OF THAT LEASE! They have a fee for everything. Parking is a nightmare, people are loud and disruptive at all hours of the night. There was even a shooting in the middle of the day at one of the apartments when I was living there. I put my son down for a nap and heard several shots ring out! The managements response was to issue a letter that called it an "alleged" shooting that shouldn't worry anyone even though the recommended taking extra care walking to and from your car and locking your doors at all times. They didn't increase security or improve lighting. They wouldn't even acknowledge that it really happened, they kept referring to it as "alleged". If bullets left a gun on the property, then it WAS a SHOOTING!! When I moved out at the end of my lease, they charged me for damage to a window pane on the OUTSIDE of my apartment in a hallway. It's obvious the inside pane was intact so we couldn't have been responsible for it. When we got the final bill mailed to us, we also received a letter from a collection agency 3 days later. When I contacted them to see if they received our check that we had already had mailed thy said they automatically send bills to collections 7 days after mailing out the bill! 7 days is not long enough for a person to receive a bill in the mail, pay it, and it to be received by them! They are very concerned with fees and collecting money and very unconcerned with customer service or safety. Don't move here!!

We are not pleased with this apartment complex for several reasons. They advertise their two fitness centers, well, combined they don't equal one. Most of the treadmills, bikes and eliptical riders, and weight machines are out of service. We have reported this 5 times in 3 months to no avail. Most of the time the door to the second one doesn't even open. There is no recycling here, when we signed the lease 3 months ago, they said that they would have this set up soon, not yet. We referred a person here 2 months ago and we still havent received the bonus check, our neighbor has been waiting 7 months for hers. They are very good at collecting their rent but not holding true to their obligations.
