Overall

WORST LANDLORD EVER!!! I moved in about a year ago to 3133 Spring Valley Road and have had everything from the dishwasher, air conditioner, bathtub, stove, and hot water heater break. They cut down all the trees on the lawn and laid mulch down so the lawn looks horrible. They don't respond to emails and the repair services they use randomly just show up without an appointment or uniform. Extremely rude and unprofessional in every way.

I have to say...not the best experience.



I became a landlord instead of homeowner unexpectedly, and decided to work with John. He located tenants very quickly but their English was not good and they had no grasp of property care and upkeep basics. They called in for EVERYTHING, and the repair people on call were not cheap. I had to step in and find more reasonably priced repair people and after a time I felt it was not worthwhile to pay a management fee when in fact I was doing the "managing".

I was a first time landlord an...

I was a first time landlord and Springsteed came recommended to me from another real estate agent. I met with John and my husband and I felt comfortable with him, liked what he was saying, and decided to go with his company to handle leasing our house. We were promised that we could get a price for the house that (come to find out) was way to high for our area and the house sat empty for 4 months before John finally dropped the price enough to get an interested renter. In the mean time John did repairs that were not only not authorized, he was told not to do them. After finally getting a renter in the house John was on the tenants side for absolutely everything. Now, I am all for being on the side of the person who is in the right, however when there is damage to my property that needs to be fixed I don't think it a crime to ask what happened to cause the damage...but this is exactly how I felt every time something came up. Additionally, the tenants paid late almost every month and I had no communication from Springsteed that they were doing anything to prevent it other than "the tenant said they would pay by such and such so we'll have the rent then." The last month Springsteed offered to send me the security deposit in order to make the mortgage payment for that month. Now, being a first time landlord and having a management company for issues like this I was not aware that this is an ILLEGAL practice (I only found out when explaining to our new company that this had happened). The tenants also never paid the rent for that month, or the next. I had mentioned to John that we would be looking for a new company prior to this, but we were still under contract with Springsteed. When the tenants had not paid a letter was sent regarding eviction, at which time the tenants brought in a $200 partial payment which was accepted (on a rent of $1095) by Springsteed's office WITHOUT DISCUSSION with me or my husband. The tenants then neglected to pay the remaining balance or the next month's balance. I had to tell Springsteed to start eviction proceeding for the tenant and to use the $200 to cover the cost of filing the paperwork. 2 weeks later I received an email from John saying that he hopes we found a new company and they could handle the eviction for us...except we hadn't signed with a new company because we had a tenant that needed to be evicted. I responded saying just that. 2 days after that email I received a check for $200 from Springsteed, and when I called to ask why the eviction had not been filed (since we were still under contract with Springsteed) John couldn't be bothered to speak with me or call me back. Needless to say I had to call and explain all of this to a new company, who had to take on an account with a tenant that needed to be evicted, and now the tenants are still in the house because the eviction was just filed this past week. John has caused us nothing but problems! They are unprofessional, inconsiderate, lack communication, side with the tenant and make it seem like the owner is in the wrong (apparently forgetting who pays them), do things without authorization, and allow people to live in a house without payment or eviction. If you are a freeloading tenant that doesn't want to pay then Springsteed is for you. However, if you are a home-owner looking to use a management company to rent your home DO NOT USE SPRINGSTEED. Heed my warning, you will be sorry.
