- Buying a home is not an inexpensive task by any means, and many people cross their fingers rather than spend just a little more to have an inspection done, but if you could imagine being able to avoid very costly repairs or disasters for as little as $300.00 for a very detailed inspection, wouldn't it be worth it? I was a first time home buyer and I was trying to find the best deals on almost everything that I could. I was referred to a number of home inspections companies by my realtor but Dave was the only one who offered a VERY affordable price and surprisingly with that came excelent service! First off he is the only inspector that I came accross that charged nothing for a Radon Test. Dave was very thorough in every peice of his inspection. He was happy to answer any questions that I had. He informed me of everything that he was going to test and check and that he would walk through the house with me and point out any issues that he had come across. I was expecting a fast walk through but he had been in areas that I didnt even think to check. He informed me of problem areas and gave me suggestions on who to contact or where to go to fix the problem. At this point I was a satisfied customer or "Happy Camper" as they would say. The house was vacant for about two months and during that time someone had broken in and had stolen all of the copper piping in the heating system. I was very concerned not only about the damage that occured during the break in but also about any damages that may have occcured due to freezing temperatures during the winter. I was also very concerned about the operation of the plumbing and heating system. Thankfully the seller took care of having the damages repaired but I still wanted confidence and peace of mind that everything was in fact alright. So who do I trust to perform another inspection on the house to give me that confidence? David Grudzinski! Now you may be thinking it makes sense to have the same inspector come back out because he/she is already familiar with the place, and I would have to agree with you, however this was not my original thought. I wanted Dave back because he was just that good! Dave gave me a discount on the second inspection and he was again very thorough. He found very minor leaks from where the piping was replaced that were hidden above rafters in the basement, again providing suggestions for repair. I am once again a satisfied customer by the work provided by Dave.
As stated in another review he does use his own custom inspection forms where he states everything, and I mean EVERYTHING, that he has come across. He even drew small pictures to best describe a few things to make it easy for everyone to understand. On top of all of this he has also asked that I call him when I am moved in and he offered to install a home security system free of charge. Talk about confidence and peace of mind!!!

Dave was recommended to us by our realtor. After doing our own research, we thought that Dave Grudzinski's company was the best fit for us. Dave was very accomodating and quick to get back to us with when trying to schedule the inspection. During the inspection we found Dave to be informative, patient, friendly, and very thorough. He did not hesitate to answer our questions or help us understand what exactly it was that he was inspecting. He pointed several potential problem areas to us and even touched on what we could do to correct them. That was a HUGE help to us, being that we are first time homebuyers who are a bit nervous about such a big purchase! I would without hesitation recommend Dave Grudzinski to anyone who is looking for a thorough home inspection from a knowledgable and courteous person!

When I started looking around for home inspectors, I came across Dave Grudzinski and Advantage which naturally led me to this reviews page. There are so many positive reviews of Dave here that I honestly wondered if these could all be genuine comments from clients. Is Advantage truly affordable and a hidden gem, or this going to be a bad decision? My realtor had not personally heard of Dave, and so I was a bit worried.
It turns out that there's no reason to be worried and Dave is the real deal. I guess I should have known with the amount of certifications he lists on his website. :) When we got to the home inspection 15 minutes early Dave was already on the roof taking photos. He's friendly, but down to business and takes the process of inspecting your home very seriously.
Dave explored every nook and cranny of the house - even trying to squeeze himself into an opening through the attic that no human could possibly enter - and at the end of everything, wrote his notes cleanly into a custom 16/17-page report. I asked him about his inspection report and he told me that most standard reports (written forms or electronic software) have 'too much fluff', so he designed his own. This kind of attitude and professionalism sums Dave up! The front of each page of the inspection report has the findings and notes for each section of the house (electrical/structural/etc), while the back of each page has pre-printed comments regarding common findings and common repair and replacement costs. I understood from Dave that all that back-page information was referenced from a national association of some kind (forget precisely which), so it's very valuable information to have.
In short, we made a great investment working with Dave and we couldn't have gotten better service. My realtor is now likely to recommend him for all of her clients as will I for all friends and family. Thanks, Dave!

Dave was very knowledgable and helpful with suggesting what was wrong and how to fix it. I am a first time home buyer and was very uneasy about the whole process. The septic at this particular house had recently been dug up and repaired, however there were no records of who repaired it and what was wrong. There was actually still an issue with the septic after it was repaired. With Dave's persistance and research, he was able to dig up all the information and we were able to get the septic fixed once and for all. I would recommend anyone buying a house to get an inspection through Advantage Home Inspections!

Professional and thorough, really knew his stuff! He came in and found an exposed live wire within minutes of beginning the inspection! Everyone has missed it including the contractors, it had enough juice to possibly kill someone. Thank goodness we went with Dave!

Dave was great!!! The inspection process went very smoothly. I was having a really hard time with the mortgage company approving some of the minor items that were on the report. Dave would always help out to clarify information to the mortgage company to resolve any issues that we had. I wouldn't have been happy with any other inspector. Great! Great! Great!

As a first time home buyer, finding a home inspector that I could trust was tricky. I got a few recommendations and did a search. Based on the fantastic reviews, I called Dave Grudzinski. He was very prompt about getting back to me and he was very accomodating, making an appointment in the early evening for me so I did not have to take a day off work. On the day of the inspection, he arrived early and spent MORE THAN TWO HOURS inspecting every nook and cranny of my future home. As we followed him throughout the house, he patiently answered all the questions we had and gave us tons of information about things we would have never dreamed to ask about. It was clear that his years of experience have made him top in his business. During the inspection, he detected a gas leak. He noted it in his report, and we made arrangements to have it evaluated by the gas company. Two days later, when Dave went to the house to check on our radon test (which was included at no extra charge!!), he met with the technician from the gas company. The technician informed Dave that he was "highly skeptical" that there was a leak on the property. Dave INSISTED that the technician perform more tests and would not leave until he did so. Guess what? THERE WAS A LEAK!! The technician found a leak inside the furnace, which is one of the worst places to have a leak. I hate to think what would have happened if a) we had hired an inspector who was not as thorough and b) Dave had not insisted on the additional tests from the gas company. He potentially saved our future house and possibly our lives. I would recommend Advantage Home inspections to anyone who is buying and especially to first time home buyers who need an inspector they can trust.

After being given a few names from a retired home inspector/friend, I lhad narrowed it down to just a couple. After making the 1st phone call to Advantage and speaking with Dave, I made my decision. Super nice guy, convenient hours, and an easy, understandable website for all my questions. When we got to our inspection on a Monday holiday at noon, Dave was already on the roof checking things out. Our inspection took just less than 2 hours and was very thorough. He was very knowledgable and interesting on top of it all. We paid what he quoted, which, on top of it all, was very reasonable (cheap!). I would recommend Advantage Home Inspections to anyone who enjoys good business with good people.

Our agent had us on a tight timeline and we all had expected a cancellation due to the prediction of Heavy snow. No one expected it, but Dave was actually out a day ahead of time in order to get the outside part of the inspction done early. When the actual inspection date came there was indeed almost a foot of snow on the ground. Dave was on time, polite and informative about the inspection process. Dave shared his findings with the seller who was present. Everyone was more than happy. I am sure to recommend Advantage to all my friends in the future. Thanks again.

Dave was very thorough in his inspection, and the free radon test proved very helpful as we did have elevated levels. His subsequent radon report should help us get the abatement paid for by the seller. We would definately recomend him.
