Bathroom Remodeling
Located on Sandpiper Key overlooking Lemon Bay and Manasota Key, this condominium unit was renovated and modernized featuring clean coastal design elements. The renovations included a new kitchen and baths, custom cabinetry, and flooring throughout the residence.
Flooring
Door Installation/Replacement
The home’s exterior was re-clad with fiber cement siding and re-roofed with a standing seam galvalume roof. All the exterior decks and stairs were reframed and finished with Brazilian Ipe deck boards and cable railings. All the doors and windows were replaced along with all the interior finishes.

The main structure has a two-story great room with a cathedral cypress clad ceiling. The great room is the central spine of the home with Gulf views to the west and bay views to the east. The great room has multi-story radiused windows providing waterfront views of the Gulf from both living levels. A two-sided wood-burning fireplace separates the great room from the family room on the main living level. Adjacent to the family room is an exterior rotunda nestled into the northwest corner of the property overlooking the beach and the Gulf. The rotunda has a rafter framed rough sawn cypress roof structure with a standing seam copper roof.

New Construction
Kimco has studied the subtle nuances of each neighborhood that they work in to better service their clients with site selection and analysis including due diligence and feasibility studies. They are waterfront construction specialists completing projects that are seaward of the Coastal Construction Control Line, within Coastal Hammocks, and renovations conforming to the FEMA Substantial Improvement regulations. Other pre-construction services include assessment of design conceptualization, development of budgets, and scheduling. Kimco believes that the entire process should be both exciting and rewarding for all parties involved.
Foundation Installation

Window Installation/Replacement
The project was designated Platinum LEED certification by the United States Green Building Council. South facing windows and doors are shaded by a trellis topped with solar hot water panels. The mono-slope roof pitches to a large concealed gutter which harvests rainwater for reuse. Three 1,000-gallon storage tanks contain reuse water that is filtered, treated with UV light and then used for both potable water and landscape irrigation. Two 5k arrays of sun power photovoltaic panels are installed on the home’s roof to supplement the home’s energy needs.
Decks
Custom single-family residence constructed on a half-acre site overlooking a nearby preserve and bird sanctuary, which abuts Lemon Bay. The concrete and masonry structure is surrounded by native scrub oaks and cabbage palms. The masonry is clad with stucco contrasting with the exposed concrete beams stairs and decks.
Siding

Masonry
Constructability was also a challenge due to the existing homes width, spanning most of the available site. Most of the the large construction materials including concrete, steel and masonry, were required to be craned over the existing structure. The structure of the additions is mostly concrete and masonry. The cast in place concrete beams span more than 40’ over the existing pool and are 4’ high.
