This modest apartment complex is surprisingly quiet and everyone is very friendly. Rents are based on income and there are eligibility requirements. Rent seems to be raised once a year every year by $40. This is a litttle mind boggling considering the following:
1. The maintence people seem to overly rely on certain tenants to help with very basic repairs without adequately compensating them. It is my belief that maintenance staff should be able to fix things such as leaky faucets/toliets, window screens, andchanging lightbulbs themselves. Instead, they rely on tenants to fix these problems or just don't fix them at all. For example, a tenant has had a severly ripped window screen for almost a year. After asking for it to be replaced 4 times, the tenant finally gave up. Another has had a leaking toliet for weeks with no indication of it being fixed in the near future.
2. The maintenance people (who live on the premisis) seem to be incapable of taking care of even these basic repairs. They often hire outside contractors, which justifies the otherwise unnecessary rent hike every year.
3. Those in charge seem reluctant to address maintenance issues.
4. Many many tenants are fed up with this neglect of basic maintenace issues; some are considering ways of exposing this neglect to those in a postion to address it.
