Many homeless people seems to come into this business park.
The leases also are going up way too fast once you are in. One person moved in and after one year it went up $200.00
Let me remind people that this is not a true industrial park! A real industrial park had concrete walls on all four sides of your business so your noise from power tools or dance/music places will not bother your neighbor. The front walls are concrete and some have a little more around the office area. However the garage are and the other side of the office areas have just a common wall of 1/2" sheet-rock on each side with no insulation in between. So really these are all office spaces with garage doors. The one that have garage doors that is. The roofs leaks in many places when it rains so watch where you put nice things.
The owner seems to have forgot this very important point.
What they do is they try to make sure whoever is moving in knows if the place next door is loud at certain times.
If you make any noise at all this is not for you unless you want to rent the spaces on each side of you like the Cedarbrook dance center does. They have enough rented space to have the bands and music way at one end (concrete wall) and be two rooms from the neighboring business. Plus they run at night.
So beware don't get suckered into this place that is not worth it. Pot holes are in the black top they never seem to take care of. They have a lot of floods from old hot water heaters and pipes that flood into your place from your neighbor if not your space.
There is also a place called "Opportunity Knocks” there and this is a place where x-cons and people with mental problems come. They hang around there and even sleep in the parking lots sometimes waiting for their next appointment. Has been a few break ins also and not much patrol at night time.
I was there for many years and finally realized when my rent kept going up this is not worth it. You will see many empty places in there and these are the reason why.
AI just heard that now they require you to mail in your rent payment rather than going to the office there and paying. If you try to ask the organization a question on line or with your check forget it they don't answer. The personalization has gone away here and they just want to make money fast and do as little as they can. Some offices have asbestos ceiling tile and they simply covered it with another ceiling a few inches lower. Don’t drink the water coming from the 1950 or 60’s water pipes. Taste like rust! But again this owner likes to compare his building with rents from newer buildings in the area that are real commercial concrete walls.
