Carolina Cottages

Run from this company if you want to make money with your rental. This one is greedy with their fees! Owner Lee Linhart is arrogant and vindictive.

Carolina Cottages does well at:

1. Rents to unqualified people who quickly move out. This causes more leasing fees for the company, but costs hundreds to thousands to bring the property back up which the owner bares.

2. Charges a 20% lease break fee which the the company not the owner gets.

3. Charges EXORBITANT hourly labor fees which the person doing the labor only receives a portion of… The rest goes to Carolina Cottages. This is where #1 above really comes in handy for them and in my opinion represents a conflict of interest.

4. Don’t manage anything other than crisis situations and collection of rent.

My years of experience with this company were NOT PLEASANT OR PROFITABLE. Carolina Cottages and Tons of Rentals (which is rumored to have been purchased by Carolina Cottages) are in it to take as much of your cash as possible.

Carolina Cottages is a horrid and unethical company to rent from. After having similar experiences as other reviews (check out the filtered reviews). We had to sue this company to get our lease deposit back.

They showed up in small claims court with a lawyer and tried to put forth the argument that we didn t have a lease with them. Needless to say we won a judgement, but in their infinite wisdom, Carolina Cottages has chosen to appeal the judgement.

So instead of doing the right thing, paying a client what is owed, they are choosing to pay an attorney to drag this thing out even further. Now I potentially need an attorney of my own to defend my judgement.

So I probably sound like a frustrated ex tenant - you bet I am. This company lost our walk through information, would not negotiate or even consider accepting our pre-move in pictures as proof of existing damages, and had the audacity to blame it all on the owner who lives out of the country.

Bottom line is that Carolina Cottages should be avoided at all costs.

HORRIBLE!!!! WATCH OUT!!! I would have given zeros if possible! I moved over 300 miles only to arrive to a disgusting mess and this team NEVER takes responsibility nor advocates! Only about taking!!! BEWARE!

We rented from this company for several years. We were good tenants. Upon us moving out, they deducted $250 for damage caused by a water leak that occurred after we moved out and for general cleaning between tenants. Neither of these charges are legitimate deductions from a security deposits. I would not recommend this property management company.
