Please ask your lender to use another appraisal company. I wish I had remembered to do this. This was my second experience with modern appraisal. The first time I tried to refinance my home and their appraisal came in at well below the original purchase price after we had replaced the roof,updated the electrical, replaced the furnace, and had paid down the mortgage by thousands of dollars. The second time was yesterday we were attempting to purchase a home in exceptional condition and the comparables they used were far inferior. Our realtor had personal experience with many of the comparables and he felt they were not equal properties. It also had an extensive privacy fence recently installed at a cost of $20,000 and she gave no value to this upgrade. I'm very disappointed and will make sure to let all my friends know about this company.
