Biggest joke of a company ever! I WOULD NEVER RECCOMMEND ANYONE TO LIVE AT THEIR PROPERTIES. I lived at mystic pines, and everything always seemed to be broke! Our fridge was leaking water, and when I told management it took them atleast a week to come and fix. As well as that, our apartment was not in anyway cleaned before we moved in! I complained so much to management that halfway through my lease I had to have a professional cleaning company come in! The walls were saturated with smoke, and when I tried to wash them yellow streaks just rolled off! The people who work there are incompetent and could really care less about the tenants. As well as that, this past June the company failed to enter rent checks till June 16, and then expected rent on July 1st! They failed to alert residents of this issue either! When I went to discuss the issue, they told me that the accountant was on vacation so they were late depositing checks. ARE YOU KIDDING ME!?!? They are so unorganized and nothing ever seems to be their problem. All in all, I would never reccommend this company!!

I've lived at the West C location since July, and I cannot wait to move out. HIP won't look into maintenance, even if it would benefit them. For example, our laundry room has been invested with ants. We do not have food there, and we cannot find anything that drew the ants there. Talking to one of the neighbors, we found out they have them, too. It's highly likely the building has ants, and when I called HIP about it, they wanted me to pay for it. As a landlord, they should take care of their property...
Other cons to our building: the hallways aren't cleaned often/very well, our buzzer/intercom doesn't work at all (despite multiple fix-it calls...), both our screen door and our glass door on our balcony don't lock, the carpet was awfully stained when we moved in, the fridge has quit on us, our oven's handle has been broken from day 1, and overall, it's not a nice place to live.
Things would be so much better if HIP actually cared about their tenets and you know, treated them like people. Instead of just a signature on a contract.

Been living on the 25th street property for about a month now:
Pros:
- building is near enough school and vine & 27th restos and pharmacy by bus or on foot
- good parking
- pretty decent unit space for the rent
- place was clean upon first move-in (though not as thorough, but acceptable)
- friendly enough staff at the management office
Cons:
- I have to agree with the previous reviewer about the walls and the floors. You can hear the upstairs neighbors if they talk or play music louder than normal, can hear them walking on creaky spots on the floor, can hear them taking a shower or flushing the toilet. Kids play in the hallway but not on my floor, so noise isn't as bad. My unit is near the building entrance, so if I sit in the living room, I can hear everybody running down the stairs or get in and out of the building all freaking day. So I guess management lied when they said the floors are made of concrete (otherwise, it wouldn't creak and noise wouldn't be that bad). I still do not get a full night's sleep due to all the noise.
- to my knowledge, management screens their applicants so why are there tenants who play their heavy bass music from their car super late at night when everyone's trying to sleep? Some of the neighbors also put their trash next to the dumpster (vs. putting it inside) so the next morning their junk is all over the place coz the critters got to it.
- sometimes the cooking smell from downstairs kitchen goes up to my unit but it isn't as bad as the noise.
- laundry is pretty far from my unit, but this is a minor inconvenience
Haven't had maintenance done yet or witnessed flaws in snowcare and lawncare. I don't know if management can do something about how noisy the neighbors are. The only reason I live here is because of the proximity to school, otherwise I'd spend a few more dollars and rent a better built apartment out in the woods, with hopefully more decent neighbors. So if you're a student on a budget and sleep like a log, this place might be good enough for you.

HIP's policies appear to be as standard as any other apartment company, but after living in an apartment owned by them, I will never do so again. I have been living in one for 9 months now, and my roommates for a few years. All of the windows in the apartment leaked when they first moved in, and began growing mold. two of the three windows have been fixed. maintenance has looked at the remaining window 2 times now, and have still not fixed it, and instead did a cosmetic cover-up job for the mold problems. Mold has also appeared on walls around our water heater closet, and kitchen walls. (where the water came from inside the utility closet is a mystery, as the heater was not broken).
We were charged late fees because of a garage rental unit they did not bill us for, and then accused us of not paying on time. This could be arguable, as it may be our responsibility as tenants, but when they didn't send notices or a bill some discrepancy occurred.
The general receptionist is clumsy and very slow at feedback in many situations. The maintenance has had a bit of a lip on them, for being a bunch of old males, you would expect someone a little more mature. I never called an "emergency maintenance" however, when notified, maintenance could take up to two or three weeks to show up. Never once did maintenance show up within a few days of calling a problem in, except for the one when they told us to notify them about a window leaking, they showed up within the hour, this was only because they needed to see the window while it was raining. Nothing further to stop the leaking was done. Their customer service is very lousy. They scoop the snow very well though, and keep the grass cut and trash off the lawns, if you call that a plus.
Other thoughts - kids often play in the halls and are noisy. The master bedroom booms with sounds from running water when the shower is turned on. Good parking space overall. When we first moved in the doors were built poorly so they didn't close. If you are in your bathroom, you can hear the tenants above using the bathroom or often talking if they're slightly louder than normal (suspicion the bathroom vent fans are linked together, as terrible smells have come into our bathroom from other adjacent apartments also).
