A kitchen remodel is one of the most common improvements that home owners make to their homes no matter what the age of house or current condition of the kitchen. It can also be one of the costliest and most time-consuming. And why shouldn’t it be? The kitchen is the center of the home, the hub of the family. It’s where everyone comes together to prepare meals, eat, have a midnight snack, or even do their homework or have a family meeting. Everyone in the house uses the kitchen. That’s why the kitchen should reflect who the family is and be a durable and functional space for all its members.
Bathroom Remodeling
The following guide gives some insight into the five main sections of the bathroom that often get the most attention during a remodel. Whether it is one of these areas or all of them that need upgrading, a few basic changes can not only increase the bathroom’s comfort but add to the value of the home as well. A Remodeling Specialist at Remodeling Contractors would be happy to discuss any or all of these areas to get the perfect bathroom remodel under way.
Flooring
When choosing a flooring type for your new basement space the top two considerations are – What is it going to be used for? And how much traffic is it going to get? You can pretty much use nearly the same type of flooring you would use anywhere else in the house; it may just need to be installed a bit differently since it will be on concrete instead of wood subfloors. And depending on moisture and humidity levels you may have to consider something that will stand up to these elements.
Door Installation/Replacement
Rebuilding – After the demo is complete it is time to start rebuilding. If walls are being repositioned or added this is the step where wood framing is reassembled along with windows and doors being installed within the framework. For room add-ons, the roof will be added and enclosed along with the gutters and exterior siding.
Drywalls
Drywall: Nail pops in the walls or ceilings that break the surface paper will be repaired once during the Warranty Period, at the Two-Year follow-up call. Owner agrees that if nail pops are corrected, and if a paint touch-up is necessary of part of such warranty work, the color and texture match of the touched-up area may not exactly match the rest of the drywall.
Basement Remodeling
A basement finishing project can be a very overwhelming and complicated task. Taking a space in your home that was once unused or only used for storage or shelter and turning it into a usable, and maybe even enjoyable, space can start out as a simple idea for a few walls and some carpet. However, it can quickly turn into a large remodeling project that includes plans for a bar, maybe a couple of bedrooms, or even a media room.
Framing
Remodeling Contractors has partnered with JY Design, Heartland Gallery, CR Painting and Express Handyman services to give our customers and unparalleled experience in the remodeling industry. From remodeling design to furniture, window coverings to art framing our clients can see more options in one location than with any other remodeling firm in Des Moines.
Tile Installation
Ceiling Fans
Any Owner(s) or third party supplied materials, fixtures or workmanship including but not limited to appliances, ceiling fans, plumbing fixtures, lighting or fixtures installed or reinstalled (recycled) at the owners’ request. The Remodeler bears no liability or responsibility related to such materials, the installation of that material, or warranties related to damages cause by failure of owner supplied material.
Carpeting
A screen room is typically the most budget-friendly and affordable option since most of the walls will be made up of screens and other basic materials. You will want to choose materials that can stand up to the elements such as sealed wood for the walls and floors made of concrete or some sort of waterproof outdoor carpeting since nothing will keep the rain and other elements out. You’ll also want to plan on installing a well-sealed door between the screen room and the rest of the house, especially to keep out the cold during the winter months.
Sunrooms are perhaps one of the most cost-efficient remodeling or home addition projects. They not only provide a functional and enjoyable space but they can be installed in much less time and for a fraction of the price of a typical room addition. With their openness, they also allow for more visibility so you can enjoy the outdoors from the comfort of the indoors.
New Construction
A: You can start at any time in your life. People in their 30’s and 40’s who are planning their renovations (or new construction builds) are thinking ahead on how to design their homes to stay in them for the long haul. This concept is called Universal Design, the idea is to make homes accessible to all people.
Demolition
Budget – When it comes to a whole-house remodeling project the sky really is the limit. From the size to the design, the amount of demolition and rebuilding that will need to be done, the customization and luxuries that you want to add – all of this will influence your bottom line. So the big decision to make during your planning process is how much are you willing to spend? Once you set a budget and discover your dreams might be bigger than your pocket book you can always scale back or put off part of the project until another time. Many experts will tell you that you should also plan for a contingency of 10 to 20 percent of your budget to cover any unforeseen discoveries that are made during the renovations.
Foundation Installation
Sunrooms
Do you ever wish you had just a little bit more space in your home? Would it be nice to have another place to gather with family and friends? Or a place for the kids to play without scattering the living room with toys? Sunroom additions are a great way to remedy all of these needs while also adding beauty, space, and value to your home.
Loss or damage caused by changes in the grading or drainage patterns resulting from any act or omission by a person other than Contractor and/or its employees and subcontractors. Non-warranted items include changes in the drainage pattern due to, as well as any other damage or loss caused by, landscaping, the planting of trees, the installation of retaining walls, and/or the installation of concrete patios or walkways performed by any person other than Contractor and/or Contractor’s employees and subcontractors.
Driveways
Concrete: Concrete foundations, walls, patios, floors, driveways, sidewalks, and other cracks are covered under this Warranty if, and only if, the cracks were solely caused by defective concrete/materials or improper installation of the concrete that is below the standard of care and does not conform to the generally recognized and accepted practices in the local residential homebuilding industry and the cracks are substantial in size and substantially affect the functionality and use of the concrete. Owner acknowledges and agrees to the following: no concrete surface will remain crack-free; concrete cracks will happen and are simply the result of the natural expansion and contraction of the concrete, including due to weather variation; and cracks that are ¼ inch or less are not substantial and are instead normal cracks, and, as such, are not covered by this Warranty. Owner also acknowledges and agrees that surface patching is an acceptable method to remedy this item and that the patched areas will likely not exactly match the rest of the concrete and Contractor has no liable for the aesthetic result of any concrete patching.
Final touches – Before clean-up can begin all of the finishing touches will be applied. Touch-ups to paint will be completed along with any wallpaper that needed to wait until floors were done. Those personal touches like the customized backsplash and light fixtures will be installed. Along with door and window trim, hooks, shelving, and hardware. If you aren’t a person with an eye for decorating, this is the step in which an interior decorator can help make your personal style a reality.
Decks
Patios
Gutters
Envelope Leak: Any verifiable roof or other envelope leak will be repaired once during the Warranty Period, except for leaks resulting from Owner’s failure to maintain proper grade; Owner’s neglect in adjusting door thresholds; Owner’s failure to engage in periodic caulking in relation to exterior sealants used to seal doors, windows, and siding; ice buildups; rain driven into attic louvers/vents; overflowing gutters; or leaks that fall into the list of excluded items excluded from this Warranty that are set forth in Article 3.
Garage Door Repair/Replacement
All express manufacturer warranties are hereby assigned to Owner, and Contractor does not assume any obligation under those manufacturer’s warranties. Upon request, Contractor will assist Owner in submitting a warranty claim to the manufacturer. The Parties expressly agree that any appliance, item of equipment, or other item upon the Property that is a consumer product for the purposes of the Magnuson-Moss Act or that is otherwise covered by a manufacturer warranty, is entirely excluded from the coverage of this Warranty, and thus, any defect in, or claimed issue with, such appliances or equipment is excluded from this Warranty. The following are examples of such consumer products: refrigerator, stove/range, dishwasher, garbage disposal, microwave, air conditioner, furnace, hot water heater, clothes dryer and washer, thermostat, and automatic garage doors and openers. Owner is responsible for obtaining and understanding any warranties from such manufacturer/installer.
Siding
Perhaps the most important place to start when planning your sunroom addition is deciding how the room will be used. Everyone has a different vision for this additional space and its main use will highly effect the design and materials that will be used. If it is going to be an extension of an existing room, such as a kitchen or living room, then you may want to match the current flooring, walls, and exterior siding. However, if it’s meant to be a separate space for a hot tub or to grow an indoor garden then the interior finishes will be more specific to these uses. The size and types of windows will vary as well as the types of utilities that need to be installed. Ventilation systems might be a necessity if it’s a room that will get a lot of heat or be humid inside.
Walls – After all of the behind the scenes work is done it is time to start enclosing the walls. Insulation will be inserted or blown in first. Dry wall will be hung next along with taping, mudding, and sanding. Once the walls are smooth they are ready for paint, wall paper, or whatever finish you chose during your planning stages.
Masonry
Masonry Cracks: Stucco, stone, masonry, or brick cracks greater than 1/8 inch will be repaired once during the Warranty Period, but there is no guarantee as to the color match or pattern in such repair work, and Owner acknowledges and agrees that patching with a concrete sealant is an acceptable method to remedy this item.
Caulking
Wood: Wood trim separations between joints that exceed 1/8 inch in width will be repaired, and Owner acknowledges and agrees that puttying and/or caulking are acceptable methods to remedy this item.
