Asbury Place Townhomes

Horrible place to live. Wishing we did not sign a year lease with this company..Management is horrible. The property manager is NEVER in her office..she will leave early in the day and wont come back until 2 days later. With that said, if your're trying to pay rent on time GOOD LUCK because Susan is never in the office and there is no overnight drop slip..Susan is unorganized and extremely unprofessional. She has messed up on our charges and left a notice on our door saying we owned money to her, but when questioned about the charge, she could not figure out where the debt owed came from ...walls are paper thin, you can hear a pin drop by your next door neighbor. The workout facility is worthless because it is only open when management is there (which is hardly) , and there is no access to it after 5:00 pm Nothing good has came from living in this place so far. There are other wonderful places in San Marcos to live. Save yourself and your family the trouble..

My family and I moved to Asbury in May with it now being july. During the sign up process management was wonderfully attentive despite slow. Upon moving in the manager has failed to open the office half the time we have been here despite posted office hours. The wall's are paper thin in the apartments there is nothing to the park except 2 swings and a slide. The back strip of ground is flea infested as well as the manager playing favoritism with residents. We were demanded to remove a very classy piece of furniture from the front porch where as some other residents get away with tacky furniture on their front porches. There is a clean up rule for animals but at least 2 residents let their animals drop feces in the grass without cleaning it without being fined. This is a well faced community.... Until you move in. We won't be renewing next year certainly. Keep looking.

Lived here for 3 yrs. Went through 4 different management properties and 5 different handymen/maintenance men. The "fun filled playground" that they advertise sucks. There's one swing and on lame slide. You can't even BBQ here and there are no designated BBQ pits even though people do it any way. Parking sucks because there are no assigned spots to the town homes and people who don't live here take a spot closest to your home and you'll have to park up near the office and walk down to your house. You have to call several times to get the management to remember what work order request you put in for. It took over a year to get a dishwasher handle replaced in my town home and almost a week to get my toilet fixed and a shower knob replaced. The foundations are cracked in the back of the property and there are cracks on the kitchen floors and in the walls and ceilings where the ground shifted. There's wood rot on the door frames outside, the walls have shifted and the weather seals on the door suck during the winter time when its frigid and windy. The walls are paper thin and you can hear the crazy neighbors yelling and fighting at 4 or 5 in the morning in their townhome next to you or you can hear the other neighbors with their kids yelling and banging on the walls and screaming at 2 in the morning as if they were right in your face. You can also hear them peeing in their bathroom as well. The fitness room that they advertise really sucks and is only open during business hours which proves inefficient to those with 8-5 jobs and want to exercise at the complex but can't because it's already locked up. Car tires have been slashed by the children that live there, field fires surround the property have been started by children livin there as well. The management will fraud you out of your deposit no matter what you write on the walk through. You have to spell it out for them so their idiotic mental state can understand everything presented to them or they will falsely accuse you of doing damage to an apartment when you haven’t; even though it is clearly written down what was done before the move in. I am relieved to leave this place. I hope no one will want to move here. Management can’t keep their sh*t straight.
