It's a shame! I've been using Hart West for about 10 years for small transactions (like simple purchases or refinancing), and referred them to all my friends and clients... but in the last year, demonstrated over several transactions, that has all changed to result in significant lost time, lost clients, lost opportunities, and the feeling of frustration!



I give them the one star because IF you can get Hart West to actually close on a loan, they still have good rates, although there are others more friendly and stable that don't have origination fees also - just google it.





6 Simple things to remember when working with HartWest now:



The upfront fee has now become a risk. They stop working on loans, return your information, and keep the app fee. Even if your credit rating over 760.

1. Plan on loosing the fee and having to use a different mortgage broker - keep the appraisal if you make it that far.



2. Do not expect return phone calls or emails. Ever. At any point in the process.



3. Expect LSRs to take 30 days.



4. Closing on time is a very high risk compared with other companies.



5. Give refinancing 2-3 months if you're doing something CRAZY like rolling your second loan into your first.



6. If you refer your clients, use yourself as the shield, Hart West is not user friendly.





Debbie is the worst one you'll have to deal with, if you can avoid her as your officer, you MAY actually have a returned phone call or email the following week. And it may not be terribly condescending and rude. If you have Debbie, take the good faith estimate and start talking to another company, this will save you a lot of frustration and lost time.



If you are doing a simple refinance, the rate is okay; just give it PLENTY of time. There are other companies out there doing no origination fees and they're a pleasure to work with and more stable.

For purchases or anything else, it's WELL worth any cost to go elsewhere.
