Buyers beware, Binders have no meaning anymore in NYS they don't appear to be legally binding contracts anymore. My understanding is this Broker accepted a binder agreement and never removed the listing. Then they accepted another higher offer and started the paper work to close. (Apparently this is all legal and Ethical). However, If you read this from the "National Board of Realtors"; Website - http://www.nysar.com/ then pick "Professional Standards"; and the "Code of Ethics"; The following is stated "In the interpretation of this obligation, REALTORS® can take no safer guide than that which has been handed down through the centuries, embodied in the Golden Rule, “Whats so ever ye would that others should do to you, do ye even so to them.” I certainly wouldn't do business and maintain a clear conscience based on the dealings that I have heard this person and his Real Estate Brokerage Practice. Also note that the person who rated this Business with Five Stars is the actual business owner. Think about it would you trust a review made by the owner of the Business being rated.
